THE SPACE
Viv is ground level with a 1 step entry, making arrival and getting around wonderfully easy. The interior has a cozy setup designed for relaxed mornings, easy meals, and conversation.

Your private screened patio is one of the home's favorite spots. Settle into the hammock with a book, gather around the outdoor seating, or fire up the propane grill — fuel is provided.

Beyond the screened patio, the shared paver courtyard becomes especially inviting after sunset. Relax beneath the illuminated pergola, gather around the fire pit, or soak in the hot tub beneath the evening sky.

SLEEPING | UP TO 3 GUESTS
The bedroom is designed to be both comfortable and flexible:

Full-size futon in living room, ideal for a third guest

Please note: there is no bathtub.

THE KITCHEN
The retro kitchen brings plenty of personality while providing the essentials for a comfortable stay.

You'll find a refrigerator with freezer, cooktop, microwave, toaster, kettle, drip coffee maker, cookware, baking sheet, dishes, wine glasses, and more.

Please note: the vintage oven is decorative only and must not be used. There is also no dishwasher.

OUTDOOR AMENITIES
Your screened patio is private to Viv, while the courtyard and certain amenities are shared with the upstairs apartment, June.

The upstairs apartment is a separate rental, you may encounter other guests on the property during your stay. Rental of both apartments together are available upon request.

LOCATION | VILANO BEACH
You'll be perfectly positioned to enjoy both sides of the coast, with the Atlantic Ocean to the east and the Intracoastal Waterway to the west.

Publix is just across the street, a two-minute walk or drive away, along with a plaza offering water-sports rentals and gear. Cross the Vilano Bridge in about four minutes to reach Camachee Cove, where you can arrange boat rentals and deep-sea fishing charters, then settle in for dinner at Kingfish Grill.

And when you're ready for history, shopping, galleries, and St. Augustine's iconic downtown, you're only about five minutes away by car.

Viv is dog friendly, limit of one dog (2 two small dogs will be considered) with prior approval and a $100 fee per dog; size and quantity restrictions apply. Upstairs unit may have a dog during your stay.

The primary renter must be 25 or older. The person booking the property is required to sign the rental agreement, provide photo ID, and authorize a $200 refundable security deposit hold.

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
